Often Realtors are asked by both buyers and sellers what we think the market will do next. The honest truth, Realtors have informed, educated opinions but we’re not psychic!
Is it a good time to buy? I believe it is a good time to buy ~ why? If it’s something you are interested in and only you, the buyer can say what is right for you and your family.

Will my house sell at this price? Maybe, I’ve given you my informed opinion on what the market is doing. Price is always going to be key. Just as important is location and the sellers willingness to be flexible.

What will this property be worth in the future? What’s it worth to you today? Are you going to be happy here? This property isn’t an ATM, it’s an investment. Many if not most properties in Southern Colorado only appreciate by 2% per year. That means you will have to live here about 10 years to break even. If you are looking to “cash out” sooner for big bucks lets start with some realistic properties now.

Do I think the seller will settle for less than asking? Ask yourself, would you accept the offer you are making now if you were the seller? Are you willing to loose the property and offend the seller? Are you willing to write up an offer and give up earnest money?

Realtors are not psychics! We attend both mandatory and numerous extra classes every year. We read magazine articles, blogs, listen to webcasts and talk to others to keep informed of not only our local markets but anything to do with real estate including : marketing, interest rates, mortgage programs, demographics, new builders, building techniques, photo techniques, carpet cleaning and the list goes on and on…….

Only you as the buyer and / or the seller can say what’s right for you. You need to take responsiblity for your descions, but I’m here to help and happy to do so.
