Deals are about the timing,
It’s all about “the right deal at the right time.” We’ve all heard this before, right? With supply and demand being out of balance for the last few years it’s been about the “right deal” Buyers want something for nothing of course and sellers think they have gold in their property, but when the two come together it is the “right deal.”
My first broker use to say if the buyer comes up a little in the price and the seller comes down a little you’ve got the right price.
But it’s also about the timing. In a recent article I wrote “Don’t pass up the obvious.” There are great deals out there – just look around. Distressed properties are just sitting there, motivated sellers are waiting. But don’t let the good ones just sit there.
I started working in real estate in 2004. In the last two weeks I lost a deal due to timing.This was a first for me. We missed making an offer by 1/2 hour. The listing agent called and another offer had been accepted just minutes before my buyer saw the property for the first time. Seeing the property a day or two earlier could have made a difference. And for the first time ever I had a deal that was put into second place. My buyers offer came in the same day as 2 other buyers. The sellers decided to accept another offer and if that one failed my buyers would be put into back place.
If you are looking for the “right deal at the right time” don’t let the good ones get away. You don’t want to pass a property on your daily drive and always regret putting off writing a offer just to have some body else beat you to the deal. If somebody else beat you to the deal it’s because they recognized the good deal and reacted to it quickly.
