Real Estate Sellers Myths

Sellers need to educate themselves on all the facts of selling in a difficult market. Arm yourself with a Great Realtor and some facts. Know what the market is doing in your area, how is your property most like or different than the neighbors and do those differences make that big a difference.
Myth 1: Now is a bad time to sell. Wrong, now maybe the best time to sell. The buyers who are out looking are serious and they have low interest loans at hand. They can buy more houses now than they can when interest rates go up again. Consider your location. Buyers are looking for job opportunities, school options, lake front, river views, creeks and ponds. Do you have what they are looking for?

Myth 2: Never respond to a low ball offer. Wrong, respond to every offer. The buyer might be fishing for a deal, but they liked your property enought to write an offer. Counter back even if it’s at full price.

Myth 3: The first off is usually the best – this is true. Ask any Realtor, most will tell you that the first offer is best. And can you afford to sit around waiting for another offer? It all comes down to supply and demand.

Myth 4: You can always reduce your price later. Right and Wrong,  but why risk loosing a potiential buyer because you want more than your neighbors. Buyers will skip past your house in favor of price.

Myth 5: If your are refinanceing your property don’t shop around. Check with your current lender first, they want to keep your business. But check around and make sure you are getting the deal that’s best for you.

    Mary, you and I are so fortunate that in Colorado we were not hit by the recession as hard as the rest of the country. But the myths abound around the country. People need to educate themselves on the local market. Stop buying into the media!
